London’s Emerald Theatre on sale with £13.38m asking price

The Emerald Theatre, a major West End venue on London’s north bank, has been placed on the commercial property market. The move is notable due to the theatre’s recent refurbishment and ongoing programming.

HanoverGreen is seeking an investment buyer for the Emerald Theatre, located at 8 Victoria Embankment beneath Waterloo Bridge. The venue, substantially refurbished in 2025, is being offered with a guide price of £13,380,000 for its 150-year leasehold interest.

The theatre spans 19,289 square feet across ground, mezzanine, and first floors, designed as an amphitheatre-style performance space. Facilities include a stage, bars, a trade kitchen, and multiple seating areas, as well as a late-night licence allowing alcohol sales until 5am.

The venue continues to host regular events, with forthcoming performances including The Van Morrison Alumni Band. In 2026, it featured shows such as Diamonds and Dust, a burlesque production starring Faye Tozer and Dita von Teese, alongside Emerald Storm featuring Adam Garcia.

The leasehold was granted in 2007 and runs until 2157, with 131 years remaining at a peppercorn rent. The building is currently occupied by 8 Victoria Embankment Ltd under a lease expiring in 2050; however, a tenant break option is available in 2040.

Tokyo Industries Ultimate Ltd acts as guarantor for the tenancy. The current rent stands at £1 million per annum, equivalent to £51.84 per square foot, set to rise to £1,050,000 annually in 2030 under the lease terms.

The sale makes available a fully operational West End performance venue with a long lease and established programme, amid a market where theatre spaces remain desirable yet relatively limited.
